This page contains a step by step guide to listing your holiday rental. This relates to the content of everything that is contained in your listing. There is a progress bar at the top of this page to help you to see where you are on your listing journey. 

This is a brief description of your holiday rental that becomes the title for your listing. It is best to keep this fairly short as it can make the listing too big for the section. For example: 3 Bed Caravan at Harlyn Sands or simply the name of your property eg The Swallows

This is where you assign your holiday rental to a category within the website. The categories are all in a drop down menu so just select the one that applies to your rental. Room type is relevant if you are renting a room/shared space, B&B or Guest House rental. For example, if you are listing a caravan on a holiday park you would select Caravan and Entire home, if you were listing a room in a B&B, you would select Guest house and B&B and  Private or Shared room.

This is where you decide how many guests you can accommodate in your holiday rental. For example, if you have a house that can sleep up to 6 people then select 6. When making a booking, guests will not be able to exceed the number selected.

United Kingdom is already selected

This is the main section for entering all of the details of your holiday rental. Please enter as much detail about your property and area as possible; generally, listings with more detail and information are more likely to receive enquiries. You will have the opportunity to add specific amenities and features later in your listing journey. 

User Tip: If you already have a listing on another website you are able to copy and paste to save time.

This section is only visible to the owner and is handy if you want to keep anything recorded related to the rental eg: the date listed, if there are certain booking conditions applicable etc…

Only use this section if you have a fixed price per night throughout the year. If you have different pricing for different times of the year then leave blank and scroll down to: Price adjustments

If you wish to display a ‘from £ per night/week’ on your listing this is where you enter details. 

For example if your lowest price per night is £50 then use this figure and this will show on your listing as ‘from £50 per night’. The Before label is usually ‘from’ and after label is usually ‘per night/week’ This is displayed within your featured image on your listing. 

User tip: Please leave blank if you do not wish this to appear on your listing.

This section allows you to set a different price for weekends. If you offer weekend stays/shorter breaks please go to the How to edit pricing page for full details.

Use this section if you are charging an additional cost for extra guests per night. For example if you wish to charge an extra £25 per person per night then use this section to do so.

Set this to match your choice.  For example, If you only accept weekly bookings, enter 7. 

This part of a listing is usually the trickiest and most time consuming but hopefully our calendar method makes it less so.

User tip: if you already have an existing listing it is easier to copy the information – always enter the price per night and the price for the weekend at the same time as this will auto fill the week, if you leave the day/weekend blank you will need to repeat the task.

When you have entered all of your dates and prices select save and continue with your listing.

You can edit this page at any time.

This is where you add photographs of your holiday rental. You can add up to 15 images and we encourage this as high quality photographs will help you to sell your holiday rental. Once you have selected your images you can then arrange them in an order that works best and also select a featured image by double clicking on it.

user tip: Try and select the best 3 images first as they appear on the home page. Regarding the main image, make sure it transfers well to the home page/your listing – sometimes it is necessary to move images around to get the best visual impact once you have been published and can see your live listing.

When you have finished uploading your images remember to press SAVE and then move onto the next category.

user tip: You can upload photos from your smartphone – however it can take a little longer than on desktop and you do need to add them individually (this is something we are working on to improve)

This is where you can add more content about your holiday rental including how many rooms, bedrooms, bathrooms, dog friendly, Check in/out times etc…

Your cancellation policy is also added on this page and is a mandatory field – we encourage everyone to make sure that this is as clear as possible for all involved. 

Seven Bays Holidays takes no part in any booking made between owners and guests using this website. We cannot be responsible for any disagreement between any guests and owners making a booking via this website and this is why this section is mandatory for owners listing on this website.

 
 

Custom details is where you can add certain additional costs for example if you charge a cleaning fee, dog fee or a security deposit etc you would enter:

Label: Cleaning fee value: £25 and then Click: Add detail

You can repeat this process for any other chargeable fees to your booking so that the guest is aware of these prior to making a booking enquiry with you.

Please make sure that you enter any specific terms and conditions relating to your holiday rental here. It is a mandatory field to enter your cancellation policy.

For example: how to collect keys, payment details, handy directions or any other charges or rules that are particular to your holiday rental. 

If you allow/do not allow electric vehicle charging please make sure that you add this and any other rules relating to the upkeep/care of your property.

Please enter all details of your preferred payment and timescales

For example: “There is a strictly non refundable deposit payable to secure your booking and your balance will be due 6 weeks prior to your arrival. If your arrival is within 6 weeks then the full balance will be required at the time of booking, thank you”

This is where you enter the address, county and postcode of your holiday rental. If you are listing a property that is on a holiday park or caravan for example please enter the address of the park where it is located. If you are listing a house or apartment then use this address. The pin should automatically go to the place that matches the details but you can also do this manually by clicking on the pin and placing it where it should be on the map.

Please tick all that apply to your particular holiday rental. If there are any features that are not included in the list you can add them to your description instead or contact admin and we can add them to the website for you to select.

The calendar is where you enter a manual booking/block off dates/show availability. 

To enter a manual booking/block off dates – you click on the start and end dates that are booked and enter all details in the private notes section and save.

Please note that currently you cannot edit this section once it has been saved. (this is something we are hoping to change going forwards)

This is one of the most important things if you are listing your rental on other sites. This amazing piece of tech keeps everything inline and allows you to keep up to date with other bookings made with this and other websites. Currently iCal and this website support links from AirB&B, Homeaway and Booking.com.

Once you have hit save your listing has been created and you will be redirected back to your owner dashboard. Your listing will be sent to admin for approval and will go live within 24 hours (usually sooner).

You can edit your listing at any time by going to my listings on your dashboard and press edit/disable.  You can also access a host of useful features including your bookings, messages etc…

If you have a listing already on another website you can copy and paste your text onto this website – this saves a lot of time for you. 

Working out pricing etc is one of the most time consuming and tricky parts of adding a listing so we recommend using other listings for comparison and complete this section after you have completed everything else on your listing. Please see our How to guide here.

Always remember to press save when you have added information to your listing 

Please enter your preferred payment terms – eg: ‘Your balance will be due within 8 weeks or your arrival date etc…’

If your property is dog friendly – be sure to select this option on the ‘details’ page – this will add your property to the the dog friendly accommodation category in searches.

Regularly check and refresh your listing to make sure you are showing off your rental at its best and please make sure you keep your availability up to date, this is critical to you and everyone who uses the website to keep our reputation for being consistent. 

If you are using a mobile device to upload your listing make sure you add your images one at a time – this is slightly slower but does work.

Make sure you have sent us your ID for verification so we can display the verified owner on your listings.

Use the price section to change your pricing and the calendar section to enter a manual booking or block off dates  – remember you cannot edit any booking notes once saved, so make sure you include all information at the time of booking.

If you accept online payments you can select this in amenities to show on your listing.
