Owner’s listing checklist

Here is a useful checklist designed to help every owner make the most of their listing opportunity and maximise booking potential on the Seven Bays Holidays website.

  • Make sure your lead picture looks good on the home page – sometimes the larger/main image does not transfer well, so always check it looks ok before finishing.
  • The first 3 images are what a potential guest sees first on your advert, so pick the 3 best images that reflect your holiday rental to encourage people to click on your listing.
  • You can upload up to 15 images to your listing, make sure you are always showing your holiday rental at its best and update regularly.

keep your lead title fairly short and include some key words – eg: Modern 3 bed townhouse with garden and parking in the centre of Padstow.

  • make sure you have entered your rental in the correct category and area
  • check you have selected your maximum guests
  • check you have entered your check in and check out times and any special conditions
  • use your description to really sell your rental. Take your time and describe your rental by room, area, bed sizes, special features etc…There is no limit to text and competition is harder than ever these days, so never miss an opportunity to really sell your rental and make sure you keep it updated if anything changes.
  • Add all the amenities that are applicable to your rental. If there is something that is not listed please let us know and we can add it to be selected.
  • If you are able to accept online payments via credit card/via your own website please select this option in amenities 
  • Add a personal profile picture – it can be of yourself or a nice image but always looks more personal if added. (remember not to add anything with your personal data included)
  • Add a little bit about yourself – it does not have to be too personal – or maybe add a little about your holiday rental or the area.
  • Owner ID/verification – have you uploaded your ID to be verified? See how to do this here. Owner verification is required for all listings to the website.
  • Take the time to make sure that your contact details are correct on your listing. All booking enquiries will be sent directly to you so this is extremely important to check.
  • make sure that you add the correct location for your listing using the address and postcode and pin.
  • Have you uploaded all of your prices and availability to your listing? It is so important to have this up to date and in place – BOOKINGS ARE LESS LIKELY TO BE MADE WITHOUT PRICES ON YOUR LISTING

  • iCal – have you linked your listing to iCal yet? we currently support Airbnb, Booking.com and Homeaway. Please see how to add iCal to your listing to keep everything synced Here
  • You are required to clearly display your payment terms and any other booking conditions related to your holiday rental within this section.
  • We recommend using this statement and adapting where applicable – “Please note that there is a strictly non refundable deposit payable to secure your booking. Full payment is required within 8 weeks of your arrival date. If your booking is made within 8 weeks of arrival then the full balance will be required, thank you”
  • make sure that you have added your own cancellation/refund policy to your listing. One of the most common causes of complaint or a bad review is if there is miscommunication between guest and owner. It can sometimes get unpleasant and even costly and can escalate if not handled correctly. 
  • Seven Bays Holidays takes no part in any booking made between a guest and an owner using this website and is not responsible for any disputes between a guest and an owner. We strongly recommend making your cancellation policy as clear as possible and always maintain communication.
